Check the immigration status of your tenants!

From 1 December 2014, the Home Office is piloting the ‘right to rent’ in Birmingham, Walsall, Sandwell, Dudley and Wolverhampton as part of a phased introduction across the country.

Landlords with property in these areas will now have to check the status of prospective tenants, and other authorised occupiers, to ascertain whether they have the right to live in the United Kingdom before letting a property to them or accepting them as a lodger.

The requirements place an increased burden on landlords and the failure to comply may lead to a fine. Follow up checks will also be required, especially if the tenants right to remain in the UK is time limited.

The Home Office has provided an online ‘right to rent’ tool, to help Landlords determine if their property will be affected. It also lets you know if you need to request an official right to rent check from the Home Office. The tool can be accessed by clicking here.
