Land promoter advised on sale to housebuilder

Partner in Lodders’ Real Estate group James Mottram advised Richborough on the deal.

Lodders’ Real Estate group has acted for land promoter Richborough in the sale of a 57-acre residential development site in Bedworth, Warwickshire to Persimmon Homes.

Located on Hospital Lane in Bedworth, Warwickshire, the project is set to deliver 455 one-to-five-bedroom homes, a 55-unit senior living facility, 25 percent affordable housing, and a 3.5-acre district centre.

There will also be 22 acres of open spaces, including a children’s play area, outdoor and green gym, community orchard and allotment, and wildlife park.

A bus route will run through the heart of the development, along with new cycling and bus routes and two vehicular access points from Hospital Lane.

The site was allocated for housing in Nuneaton and Bedworth Borough Council’s local plan which is part of the local authority’s strategy to deliver at least 14,060 new homes between 2011 and 2031.

The sale has been secured on behalf of landowner Nicholas Chamberlaine School Foundation. Richborough designed the development masterplan in accordance with the Church of England’s Five Pillars: its standard and vision for good housing.

Partner in Lodders’ Real Estate group James Mottram advised Richborough on the deal. Commenting, he said: “It has been a pleasure to work with Richborough on this project, which is a culmination of three years of work. Throughout, we navigated a number of complexities. Persimmon’s purchase of the land marks the beginning of an attractive housing development in a highly sought-after location, and we look forward to seeing it take shape.”

Anabel Christmas, regional director at Richborough, said: “We are thrilled to have secured Persimmon as a development partner, representing our first ever sale to them in our 20 years of business. This new development will be an attractive, high quality and sustainable place to live, bringing much needed new housing and community facilities to the area. Thanks also to our expert in-house team and supporting consultants who carried out extensive technical due diligence, designed the masterplan, secured planning permission in July 2023, and led on the marketing process.”
