
Lodders was instructed by two of three families who between them owned the land. Mark Miller, partner and head of the Real Estate group put together a promotion agreement with national land promoter, Hallam Land, which completed in 2020. Alongside the promotion agreement, a land pool trust was put in place to ensure matters were dealt with in a tax efficient manner. This was managed by John Rouse, partner in the Private Client team.
Following exchange of the promotion agreement, the land was promoted and planning permission subsequently obtained for 1270 dwellings, including 30 percent affordable housing – ranging from two to five bedrooms – 100 extra care units, a new primary school, sports pitches, a local community centre and playing fields.
As part of obtaining the planning permission, a Section 106 agreement was required and was entered into in June 2025. This aspect of the transaction was managed by Victoria Longmore, partner and head of Lodders’ Planning team.
Following the grant of planning permission in June 2025, a sale was negotiated with Persimmon Homes to purchase all the land benefitting from the planning permission. In November 2025, the sale to Persimmon was completed.
