Lodders helps Spitfire Homes acquire historic Worcestershire site

The development will provide 127 homes.

Lodders has advised leading Midlands housebuilder Spitfire Homes on its acquisition of a 9.9-acre site within the historic Impney Estate in Droitwich Spa, Worcestershire, where it intends to deliver a new residential development comprising 127 homes.

The site, situated next to the famous Chateau Impney, will form part of a new development known as Little Impney, featuring a mix of one- to five-bedroom homes, maisonettes and apartments. The plans also include the retention and refurbishment of the historic Pillon’s Villa, which will be converted into two apartments.

The development will have sustainability at its core, incorporating a range of features designed to enhance energy efficiency and support lower-carbon living. Every new home will feature Spitfire Homes‘ premium specification, with solar panels, air source heat pumps, electric vehicle charging points and underfloor heating included.

Lodders provided multidisciplinary legal advice throughout the transaction, drawing on expertise from across Real Estate, Planning, Construction and Corporate teams.

The Lodders team was led by James Mottram, supported by Josy Haigh, Chris Mills, Heidi Brennan and Victoria Longmore from the firm’s Real Estate team; Leanne Lawrence from the Corporate team; and Kyle Wyness and Lauren Hutchinson from the Property Litigation team.

James Mottram, Partner at Lodders, said:

“Spitfire Homes has a growing portfolio in the Midlands and Lodders are delighted to have advised them on this strategically important acquisition. The Little Impney development presents a great opportunity to deliver much needed new homes, while restoring the heritage of one of Worcestershire’s most recognisable historic estates. It was a pleasure to work alongside the Spitfire team to support the successful conclusion of the transaction.”

Matt Vincent, Operations Director at Spitfire Homes, said:

“Little Impney represents a significant addition to our growing portfolio and reinforces our continued commitment to expanding Spitfire’s presence across the Midlands and further strengthening our multi-award-winning Bespoke Collection.

“The Impney Estate provides a remarkable setting and an opportunity to showcase our architectural approach, drawing inspiration from its heritage to create a collection that complements its historic surroundings. We’re incredibly proud to be investing in Droitwich Spa and look forward to bringing our vision for Little Impney to life. Spitfire’s and Lodders’ teams’ collaborative approach ensured a timely and successful conclusion to the transaction”
